Financing your Abilene Real Estate

When it comes time to buy Abilene real estate you will want to make sure your finances are in order first. Make sure you have a budget and you know how to stick to it.

Start first by sitting down with a lender, bank or mortgage broker and going over all your finances, debts, incomes and anything else that might interfer or help with a mortgage payment. There are still some zero down loans so you will want to make sure your credit is good first. If you can't buy a home just yet, work with a lender to map out a plan with goals to shoot for. Then you can come back at the end of that time with a better handle on your finances.

When you buy a home you will want to have a pre-approval letter in hand ready to submit to sellers. This shows the seller you have done your homework and are fully prepared to buy Abilene TX real estate. All the finances have been reviewed and the lender has stated exactly how much you can afford with your income. [Visit our Lacey WA real estate for more on pre-approvals]

Keep extra money set aside for issues such as earnest money and inspection costs. By putting down a good chunk of earnest money when you submit an offer, you are further more telling the seller you are serious about buying their home. This can range anywhere from 1-3% of the purchase price but even $500 can be adequate.

Then you will want to have some set aside for inspection costs. This can range anywhere from $200 - $800 depending on the inspector and the type of inspection. Certain homes may require additional inspections such as septic and pest. [Check out our Henderson NV real estate for more on inspections]

Your lender can build other costs in to the loan such as closing costs and fees. You can also ask the seller to carry some of the costs on their closings. This can be negotiated during the initial contract.

You will also want to make sure once you are in the home you haven't drained your bank account too much. There maybe issues pop up soon after moving in such as new appliances, flooring or paint. Plus, if you are moving into a larger home there may be some requirement for more furnishings.
