Why That (or Your) Home Doesn't Sell
If you have been sitting on the market a while there is probably a good
reason for it and it only falls into one of two categories typically.

While we cannot change the location of the home or the layout of the
architecture, we can alter the perception and change the price.
If you're home has been sitting on the market longer than 6 months it's time
for something different. Obviously lowering the price in increments doesn't work
so we need to take a new approach.
Start by taking the home off the market. If you have worked
with a Realtor to sell your home it may be time to rethink that agent. Shop
around and find an agent you are comfortable with and that will market your home
to the fullest extent of the advertising possibilities. You need full exposure
on your listings.
Once the home is off the market make sure you re-evaluate the
listing. Are there issues that buyers saw that need to be addressed?
Fixed, repaired, updated or upgraded? Take a look at your competition and see
what buyers are looking at. If everyone in your price range has granite
countertops and you don't, it may be time for an upgrade. If you are not
offering the better home at the lower price, it's easy to get overlooked.
Re-think staging. Considering having a professional stager
take over or at the very least give a free consultation on some tips and tricks
you can do on your own. You want the home sold fast and sometimes it takes a few
bucks to get the job done.
Strategize with your new agent on the price. Take their
advice and counsel to heart and know that they want the home sold just as much
as you do. If you start too high again you may find yourself lower than you want
to go in the end. Start at the reasonable price and with all the staging,
repairs, landscape and details done, you should get more buyers in when you
re-list the property later.
